A feature in the Miami Herald details the concept of refurbishing old shipping containers into affordable hoyusing for local residents. The basic idea is this: developers build a tiny house out of two shipping containers and allocate the units for a low-income tenants. The builders behind the 480-square-foot Conex box houses see it as an experiment in a system of producing modular, functional housing that fit on the small lots that are throighout across Miami-Dade County.

Miami Today News story on a test project shipping container home

Back in 2018, county commissioners approved sale of a 3,200-square-foot lot, (designated as surplus) to Miami Realtors for a token fee of $10. The plan behind the purchase is to convert an empty, 480-square-foot sea container into a tiny living space. The pilot project in South Miami is near completion following more than a year after Miami-Dade lawmakers narrowly gave it approval. The project utilizes a lot that would otherwise be undevelopable had the county not made exceptions for the plan. As part of the agreement, the association agreed to assume the project – hoping to demonstrate the viability of a future container home program. Upon completion, the plan is to sell the container home – at-cost – with a maximum price calculated by the Infill Market Price of 80% of the neighborhood’s average median income. “The idea is to evaluate this,” explained on eof the develelopers. “If it works, it deserves to be considered [and] could be a significant number of units countywide.”

Three shipping containers renovated with amenities and connected side by side into a living space is the idea of Miami developer EcoTech Visions. With average local home prices running around $350,000 to $360,000, the container homes come in at a much more affordable $205,000. The lower entry price makes it possible to support the local workforce and provide affordable housing.

“Workforce and affordable housing is one of the number one issues here in South Florida,” Dr. Pandwe Gibson, with EcoTech Visions, said. “We’re happy to have finally found a model and the technology that can be able to meet this issue.” The Conex box homes will measure approximately 1,200 square feet and feature three bedrooms with two bathrooms. They will also be “green homes” outfitted with solar panels providing an ecofriendly alternative to high electric bills during the heat of the South Florida summers.
